Alexandra Soares Office

Welcome

With over 25 years of experience, I advise national and international clients, residents and non-residents, with a special focus on the areas of real estate law, taxation, contracts, companies incorporation, and legal and tax representation in Portugal.

This website was created with the aim of providing clear, accurate, and useful information, helping clients understand the legal framework of their decisions and act with comfort and trust within the Portuguese legal context.

Throughout my professional practice, I have closely followed complex processes related to the acquisition, development, and management of real estate, as well as projects that require coordination between legal, administrative, and tax matters. This experience allows me to adopt a pragmatic and solution-oriented approach, aligned with the concrete reality of each situation.

My work is based on a relationship of trust, transparency, and personalized support, ensuring that each client receives consistent legal support, attentive to detail and tailored to their specific needs.

I have offices in Lagos (Rua Francisco Xavier) and in Vila da Luz, Lagos (Rua Direita, house 509, Praia da Luz, Lagos) and I work in collaboration with COELHO, DIOGO & ASSOCIADOS – Sociedade de Advogados (Rua Castilho, 23 – 1º A, 1250-067 Lisboa), carrying out my activity mainly in Lisbon and Lagos. However, I can consider assisting clients from other municipalities, given that nowadays physical presence is of little importance, with know-how and experience being paramount.

Did you know?

1. That there is a difference between a lawyer and a solicitor?

A lawyer is a professional with a higher education degree in Law, registered with the Portuguese Bar Association, qualified to provide complete legal advice, represent clients in court, and intervene in highly complex legal matters. A lawyer can: Provide legal advice in any area of law; Draft, analyze, and negotiate contracts; Represent clients in courts, arbitrations, and other means of dispute resolution; Act in judicial and extrajudicial proceedings; Defend the rights and interests of clients before public and private entities;

The lawyer's work is especially relevant in situations involving high legal risk, interpretation of the law, conflicts, complex contracts, or decisions with significant patrimonial impact—such as the purchase and sale of real estate.

A solicitor is a legal professional with specific training, registered with the Order of Solicitors and Enforcement Agents, whose activity is traditionally more oriented towards the practice of formal and administrative legal acts. A solicitor can: Perform certain legal and procedural acts; Handling records, deeds and administrative procedures; Intervening in enforcement proceedings (when acting as an enforcement agent); Monitoring less complex legal processes. Although they play an important role in the legal system, their role is more limited compared to that of a lawyer, especially regarding in-depth legal advice, risk analysis, and representation in complex litigation.

Which one to choose?

The choice between lawyer and attorney depends on the nature and complexity of the matter.

In general: for legal analysis, contracts, strategic advice, risk prevention, and representation in court, a lawyer is the appropriate professional. For formal acts, administrative procedures, or more specific legal tasks, a solicitor may be sufficient. In relevant processes—such as the acquisition of real estate, investments, estate planning, or situations with potential for conflict—attendance by a lawyer offers a more comprehensive level of legal protection.

2. Algarve

In many municipalities in the Algarve, such as Vila do Bispo, Albufeira, Aljezur, and Lagos, a third of the population are immigrant citizens, with British being the most representative nationality. We are staunch advocates of a tolerant, inclusive, open, and interactive community.

3. Portugal

In Portugal, it is often said that "whoever has a lawyer friend sleeps more soundly." For me, this means that increased experience and specialized qualifications show that the right approach is not just about relying on luck, but on preparation: understanding the rules, anticipating risks, and making informed decisions is often what makes the difference between a simple process and a complex problem.

Tax Consultants specializing in international and national taxation:

I worked about four years in accounting with my father before I went to Law University. This gave me an exclusive and unusual knowhow. My father was one of the leading accountants in the city of Lagos. It was while working as an accountant with my father that I discovered my love for law. Legal problems arose and I often sought answers to. I always felt a tendency to seek protection for my clients against the tax authorities, who by their nature often act abusively and detrimentally to the interests of individuals.

I also discovered that the business world, corporate organization, and the accounting entries of economic transactions always have a legal framework behind them. From a very young age, I realized that accounting requires a deep understanding of tax law. As soon as I finished my academic training, I realized that, as essential as it was for good legal advice, it was also essential to know very well the world of taxation and accountability. And even today I insist on keeping up-to-date with all the evolution of the accounting and tax system, the regulations of the commercial company code, taxation of individual entities, etc.

The legal and tax framework of each situation is fundamental, helping the client understand their obligations, risks, and available options, always in accordance with applicable Brazilian tax law. It is their financial asset that is in place. So, at my office, we have a team to provide legal tax advisory services to international and domestic clients with interests in Portugal, particularly in matters related to real estate investment, relocation, residency, inheritance planning, and corporate structures. Our role is to assess and clarify the legal and fiscal framework applicable to each situation, enabling informed decision-making and risk mitigation, while ensuring compliance with Portuguese tax law. This advisory approach is especially relevant for clients navigating cross-border situations or unfamiliar regulatory environments.

What should you remember?

Always seek help from a qualified professional. Buying a house is, for many people, one of the most important financial decisions of their lives. In Portugal, the procedure may seem simple and quick, which often leads to the idea that the involvement of a lawyer is not indispensable. However, this perception is often misleading. In reality, each purchase process is unique. Each property has its own history, each seller their own legal situation, and each buyer their own objectives and circumstances. What at first glance seems like a simple transaction can hide legal, administrative, or contractual complexities that are only revealed with careful analysis.

One of the most critical moments in the process is the signing of the Preliminary Purchase and Sale Agreement (CPCV), a contract that creates a strong legal bond with significant consequences for both parties. And contrary to what is often believed, once signed, it can be difficult to exercise the right of termination, which prevents the property from being sold again in the near future.

However, it is common practice to say that when someone sells, the procedure is simple and harmless for them, so they don't need a lawyer, exposing the seller to enormous risks. There is, in general, a profound lack of understanding of the risks involved in buying a property. The lawyer's role is not to complicate the process, but to protect it. It is up to the lawyer to analyze the specific situation, identify risks, explain the legal implications of each decision, and ensure that the contract reflects the client's interests in a balanced way.

In real estate matters, prevention is always more effective and less costly than resolving conflicts later. Having a lawyer from the beginning of the process is a way to ensure that what seems simple is, in fact, safer.
